Metro Rail Influencing Delhi’s Real Estate

Delhi Metro Railways, commonly called the underground railway was launched in the year 2002 to meet the demand of traffic congestion in Delhi. With Delhi’s traffic system solely dependent on private vehicles and buses, metro railways have been largely responsible in easing out the communication difficulties in the city. Delhi Metro though being considered as a social benefit compared to being an economic benefit, is hugely responsible for the economic growth of the region and the city in particular. It has not only contributed in the convenience of its citizens but has also helped investment opportunities in Delhi and the adjoining regions.

The latest strategy for expansion of Delhi's Metro Rail plan calls for lines to crisscross the city and extend to the suburbs of Noida and Gurgaon before the 2010 Commonwealth Games are held in the capital. The metro line currently is of total 65 kilometers in length and is expected to increase in the future to more than 400km. It is said that besides decongesting traffic, the modern, esthetically appealing metro system has changed the behavior patterns of Delhi's residents, usually given to spreading litter, graffiti and spit. Besides providing convenience of traveling within the city, Metro rail also offers better connectivity with the satellite twin cities of Gurgaon and Noida.

The emergence of Delhi Metro has proved to be a determining factor in the escalating real estate prices of Delhi and hence real estate investment in Delhi. Its impact on the real estate sector is more than a phenomenon which can be evident from the improving skyline of the areas adjoining the Metro route.

The land prices around the Metro railway areas skyrocketed as developers flocked in to invest in those areas, and buyers finding it a lucrative option owing to easy accessibility and development in those areas. Interestingly, even as prices rise, both of the Delhi Properties - residential and commercial continue to be sold out or leased out in a jiffy. Rental values have zoomed in the last couple of years but no one seems to be complaining. The Metro rail has also seen the surfacing of several entertainment and utility shopping mall in its vicinity. The Delhi Metro Rail has also indirectly influenced the real estate business of NCR. Ever since expansion plans have been announced, the real estate in Gurgaon and Noida has skyrocketed as investors are flocking in to cash in from the ongoing realty boom as a profitable investment in real estate property in India
