New Housing Prospects Grown by Delhi Master Plan 2021

Although, the Delhi Masterplan 2021 has caused some concerns, but it is surely better than the earlier ones as far as housing development projects are concerned. Unlike others, it lays emphasis on private participation in land development and housing thereby painting a rosy picture for the housing sector. But the existing limits on the height of buildings will be eased, so as to facilitate best use of land.

Housing requirement of the teeming millions has been showcased as the prime area of concern in the draft of Masterplan 2021. Twenty eight percent of India’s population, i.e.300 million people lives in cities and towns. This shows that urban India is the second largest in the world. Projections are that by 2045, 70% of Indians will be living in urban areas. At present, India has 5200 small and big towns and by 2050, an additional 3000 townships will be required. Concerning the data, it is but obvious for a metropolitan like Delhi to witness a burgeoning demand for houses in future.

The master plan also aimed at increasing access of lower income households to housing and other basic amenities like proper supply of electricity and water. According to the data showcased by the draft, the population growth will demand that every year 2,000 hectares of land is developed and about a lakh housing units built. In accordance with the increased priority on housing, 40 million gallons per day of water will need to be provided and 300 megawatts of power generated.

In keeping growing populace in view, 200 km of roads will require to be laid per year in addition to development of 30-lakh square metre of commercial premises. The master plan 2021 also contains some suggestions offered by the Delhi Development Authority that has planned a density from 600 housing units per hectare to 175 units per hectare as per the class of housing range. The authority believes that such a step would help to make low income housing much cost efficient especially in the place like Delhi where serviced urban land has become a chief limit.
