The residential sector in Noida is on a high growth wave. As more and more investments are pouring in for the IT & ITES sector, the population of Noida is also increasing by the day. This has consequently created a demand for residential properties in Noida. All these sectors predominantly consist of plotted housing, while Sector 44 predominantly consists of Group housing. Trend shows moderately high absorption rates in the residential spaces. Most of the buyers are taking residential properties as a second home or for investment purpose.

These residential properties in Noida range from the flats/apartments, independent houses to high-end luxury homes like bungalows, villas, condominiums and penthouses. Moreover, real estate developers in Noida in their bid to survive the competition are coming up with innovative projects and facilities.

Unitech has come up with their most prestigious residential project - The Grande, in sector 96, 97 and 98 spread over an area of 347 acres on Greater Noida Expressway. Each tower at The Grande will have a range of apartments, including duplex and pent houses, overlooking the Greg Norman Signature Golf Course, in a supremely aesthetic and architecturally superior setting. Unitech has also launched 2 ultra luxurious towers named The Aqua and The Terra within the Grande development. Prices for Grande start from Rs 7,600 per sqft. onwards. The size of the apartments will be between 2200 sq. ft. and 5500 sq. ft.

Just across the Expressway, Jaypee Group has also come up with a Golf Centric residential development named - The Wish Town at Sector 128, Noida. Other residential projects coming up in Noida are Utopia by Eldeco, Aamantran by Eldeco, Olympia by Eldeco, Omaxe Twin Towers, Grand Woods by Omaxe, Forest Spa by Omaxe, Celeste Towers by Assotech limited, Gaur Grandeur etc.
