Urban Development Authority - (HUDA)
The constitutional body formed for the development
of Hyderabad city is called the Hyderabad Urban Development
Authority (HUDA). HUDA is a statutory body constituted for
developmental works in the metropolitan area of Hyderabad
termed as "Development Area". The Accountant General
of Andhra Pradesh State has been the Auditing Authority of
the Annual Accounts of HUDA and the accounts of the Authority
are up to date.
HUDA has a well equipped multi-functional
group representing various branches of urban planning and
development viz., town planning, engineering, traffic and
transportation, land acquisition, revenue collection, accounting
and finance, administration, public relations, urban forestry,
etc. and its functions include:
- Planning of Master Plan and Zonal Development Plans
- Regulation and control of developmental works through
statutory plans and other measures.
- To undertake various developmental projects in the Developmental
Area
- Co-ordinate with other public agencies involved in development
projects, with provisions of urban infrastructure, services
and amenities.
The Plans out lay by HUDA for the next few
years include the proposed Outer Ring Road (ORR) of length-166
kms linking the major activity areas like Hi-Tec City, the
proposed International Airport, Hardware Park, Apparel Park,
etc. The master plan of the proposed ORR project envisages
imposition of a “Deferred Development Charge”
to discourage people from holding land for speculation purpose.
This will be charged on a yearly basis for keeping land vacant
and unused after construction of the ORR. HUDA has also prepared
two master plans and 20 Zonal Development plans for this area
of which one master plan and 18 Zonal Development plans are
already notified by law and in force.
A landmark decision was taken by the authorities
of HUDA recently for permission in the construction of star
hotels, corporate
offices, hospitals and residential-cum-commercial
complexes on the 23,636-square meter of land near Jubilee
Hills check-post without any restriction on height and with
a floor space index of 1.75. Moreover, buyers of land in this
area need not pay any impact fee to the urban authorities.
